101 Tips for home improvement

Friends and followers,

This will be a growing list till I meet the 101 tips and mistakes, as implied by the title here. These are commonly made mistakes in home improvement projects as well as ideas for improvements that you can use to make your home your haven. I have learned many great things as I have been working with Euro Design Build Remodel as well as many things that you need to watch out for. I seem to be doubling my Remodeling knowledge base on a daily basis so check back often for new tips and tricks.

Do's and Dont's
  •  Waterproof sheet rock anywhere that you will have pipes with water. (This is not that much more expensive than regular sheet rock and will save you a ton if you spring a leak).
  • Seal and protect tile grout yearly. Any professional tile mason or remodeler can do this at very little expense. This keeps water from getting between the tiles, as well as keeps them strong and helps them last ages without loosing grout or chipping, cracking and falling apart. Failing to do this can lead to much more costly expenses (especially if your tiles are no longer being produced... complete tile redo!).
  • Before winter. Check door seals and window seals for leaks. Fix these to improve the overall insulation of your home and to avoid moister between glass panes.
  • Don't ignore the wet spot on your ceiling (if you have one). This means water is leaking, possibly from a hole in your roof, an overflowing drip pan, or a corroded pipe from your plumbing. Take care of these issues right away and don't wait for water to drip on you head. It will likely cave in you ceiling prior to water actually dripping. Check your ceilings bi annually for discoloration to avoid costly repairs.
  • Change your air filter regularly!
  • Make sure your foundation is moist and install a drip system to keep it that way. TX is one of the worst areas in the world for foundation problems due to the sandy soil that runs right through our metroplex.
  • Be logical and realistic about what you can and cant do. It is very tempting to say you want to knock down a wall to open up more space, but there are many things to consider (Is this a structurally supporting wall? Do the ceilings and floor match in the area you are opening into? How old is your house and is there the possibility for hazardous material to be released?). What seems like a quick easy project often ends up to be more than many home owners can do safely on thier own, so do research and use common sense
Hiring Contractors, Remodelers, Interior Designers:

  • Always hire a known contractor and check references when having a company come into your home. Euro Design Build Remodel is unmatched and has an a+ rating on Angie's list, 5 stars on "Talk of the Town", NARI Certified and licensed with the BBB. Our Designers are skilled in each set of skills and our designer / owner Melinda Dzinic has more credentials than I want to type including CK, CKBR, UDCP, NARI Certified... www.eurodesignbuild.com.
  • Don't cut corners to save money (unless they are wooden corners that need to be cut for your project, lol). If a one contractor quotes you a price and another quotes you one for half, it is very likely that the second will be cutting corners, using sub par supplies and end up costing you much more than you saved in the long run. Your home is your haven and should be treated as such. Make each investment on that will last the test of time. This is not accomplished with the cheapest stuff, but with the best. Though it may cost more up front some of the more high end remodelers, interior designers, contractors... that cost more up front are much, much cheaper in the long run. If you want a project to outlast your house and the comfort that comes with knowing nothing will fall apart, then chose wisely. (same applies for the DIYers, the cheap stuff is cheap for a reason, weather paint, wood, or even screws, a few extra bucks can add years of life and ease to a project)
  • Don't settle for less due to a budget. So you found the perfect interior designer / remodeler (hopefully Euro Design Build Remodel) and now you start the process of your kitchen remodel. Your budget allows for $60,000, but your dream kitchen will run $80k... What to do? Do not settle for less. If your dream kitchen is 80k and all you have is 60 then either wait till you have the funds, do part of the kitchen or take out an extra loan to get the kitchen that will make you happy for years to come. When using a quality remodeler, the price you pay will be far less than the value added to your home (well that's how we do it at Euro). If you end up settling for cheap hardwoods instead of the amazing granite tiles you had in mind, you will not be happy with the finished product (It will cost way more to go back and have it done the way you want it if you do something different up front. Be patient, you've waited this long so do it right). These investments are to big to settle for anything less than what will make you feel like you are in a little piece of heaven each time you step in the door.
  • Find a designer that you mesh with. It is important to have an open line of communication between client and designer and more important that the designer understands what you want and who you are. If at any time you don't feel like your ideas are being interpreted correctly make sure to bring it up and don't let anyone run you over. You are the #1 person that knows exactly what you want, and the only way that will get across is if you are able to communicate it to a designer that gets you and what you want. I have seen to many people in my neighborhood get bullied by other designers that had an idea of what the they (the designer) wanted to see and my neighbors didn't have the heart to let them know it was not what they had in mind. These clients ended up with a great remodel project that represented the designer and not the client. Euro prides them self in an open line of communication between client and designer and expect impute from clients. A good quality interior designer may ask you to bring pics from magazines, of kitchens, baths... that you like as well as show you loads of pics before ever designing anything.
Misconceptions
  • Nailing hole after hole in your wall is not the best way to find a stud! (Use an electronic stud finder, not expensive)
  • If a project calls for a screw plastic sheath (like on a TV mount), you do need it!
  •  Dripping water from your outside and inside faucets is not necessary if you properly insulate your faucets and pipes. You can buy a cheap foam insulator that will cover faucets and have your pipes insulated upon installation.
Remodeling Ideas
  • A full kitchen remodel can be pretty pricey but is one of the most common remodel projects that Euro Design Build Remodel does, so there is an idea :)
  • A refinishing of your kitchen cabinets can create a whole new look for your kitchen if done properly. Contractors have come very far with what is possible with refinishing and faux finishes and obtaining a great authentic look that speaks to the home owner.
  • Knock down a wall to open up your house. This is one I am in the process of doing. (always make sure you re-support load bearing walls.)
  • How about a new bath remodel? This can drastically change the appearance of your restroom and create a little peace of heaven for the lady of the house.
  • Heated floors are not so popular down here in TX, but if you can afford the luxury they are a great way to keep your feet and whole house warm while cutting down on gas heating.
  • Dining room renovations are a great place to start as they can be drastically changed with a great paint or faux finish on the walls and a few select furnishings can make all the difference in an old outdated dining area and a new timeless dining area that will outlast the life of your house. Floors should compliment furnishings as well as wall texture or paint.
  • Paint your front door. This simple remodel is price effective and has a drastic impact on the appearance of your front house. Burgundy and red has become very popular as well as a great faux finish combining both.
  • Update handles, knobs and fixtures (fans, lights...). Another great way to give a great big look without a great big cost.
  • Rip up your carpets. They will stink over time, regardless of how often you have them cleaned. Granite, hardwoods and tile are great options. A throw rug will give you the soft warm feel and can be replaced as needed and as your tastes change overtime, as well as being much cheaper and easier to keep clean (its really the padding underneath permanent carpets that make them so yucky. Carpet fashion and current styles change much faster than hard woods or granite tile, which has been popular for hundreds of years and will continue being so for just as long (this is what we mean by "outlast the life of your house. Though your house may not last 400 hundred years, if it did the travertine, camargo floors would still be in style.
  • A tankless water heater pays for itself in a few years and lasts three time the length of a tank water heater. These tankless water heaters provide an endless supply of hot water without any risk of leaks and flooding. This is a renovation truly worth making.
  • Heated floors in bathroom. You wake up and need to go to the bathroom, if your like me your room has a nice crisp chill to sleep better, but the thought of the cold tiles on your feet keep you in bed awake till the alarm goes buzz, you quickly run to the restroom shivering from the cold tiles and frustrated about the lack of sleep (if this has happened to you as it has me, renovate your bathroom by adding heated floors. You will have no problem getting up to go...)
  • Expand or remodel your packed closet to add more room for storage and practicality.
Safety:
  • Safety should be the first thing to consider when remodeling any part of your house
  • Make sure you cut all electrical power from the fuse box to the area you will be working on when rewiring or installing new lights, fans, etc...
  • Work gloves and protective eye ware will save you pain and suffering. I know this first hand...
  • Pay attention to your surroundings and always keep a clean work space.
  • Take care of your house and pocket book by researching any and all remodelers that may work on your home. I put this under the safety category cause, your money is valued and provides a sense of comfort that wont be there when you get ripped off by unincensed remodelers who cause more damage than good and possibly reduce the value of you property.

Euro Christmas Party

Friends and followers,

Thanks for keeping up with my Euro experience. I have loved my work here and look forward to many more great interior designs and remodel projects.
We had an amazing Christmas party at our showroom last Friday. I couldn't believe all the amazing food and people that were there. Another reason to be a proud Euro employee :) I was able to see many familiar faces and met many more new ones. Most of the attendants at the part were satisfied clients of Euro Design Build Remodel, others were workers and family. Everyone was amazing. It was so cool to see so many clients that were still 100% satisfied with past remodel and design projects that were completed years ago by Euro Design. This really shows me the meaning of "timeless designs that last the test of time". I look forward to next years party and meeting many more satisfied clients. Maybe you will be one of them ;) Check out our website if you get a chance http://www.eurodesignbuild.com.
Merry Christmas to everyone and happy new years. Give us a ring if you have any remodeling questions or projects that need doing. 972-470-0303.

Learning Cabinet Finishes

Friends,

Yesterday I was privileged to work with a master faux finisher while he was refinishing kitchen cabinetry. I am amazed at all the different effects that can be done using stain, sealant and a little creativity. The project being worked on will have 3 different cabinet texture effects all while maintaining the nice smooth surface of the wood. The style I learned yesterday is the Euro finish (custom finish only available from Euro Design Build Remodel www.eurodesignbuild.com. This amazing finish features a beautiful brown stain with hints of burnt gold that peak through. The project was a very challenging one as almost every cabinet piece had sever cracks and scratches that had to be addressed prior to staining / finishing. Covering up these repairs to make a "like new" cabinet was no easy task, though I did have a blast doing it. As I mentioned in previous blogs, I love utilizing my artistic ability to create anything. I find that cabinetry has a certain appeal in that it will be enjoyed daily by our clients in a much more practical way than paintings that may or may not find a place in a persons home and are for aesthetic purposes only. There is just something about art that serves a practical use, like an amazing chandelier or intricately cut cut crystal, these cabinets will be put to great use.

    Things to know about stain.
 - Always sand the wood you will be staining to remove any scratches, blemishes or varnish. A series of sand paper may be needed for new custom cabinets to get a nice smooth surface to work with. ( If you are re-staining or refinishing, light sanding is best to create a smooth surface without making blemishes in the woods preexisting color.)
 - Lay the stain on fast with a paint brush, if you are going for a faux finish or textured look, don't let it sit to long. You want the stain to be as uniformed as possible without glooping up in any areas unless the finish requires you to do so. (manipulating the stain in certain paterns and with various materials seems to be a big part of getting one of a kind finishes that are unique and stand above the rest. Dried stain will not manipulate.)
 - Have your material layed out and ready, as you will need to quickly grab a rag and start wiping befor the stain dries. (If the stain dries you will end up with a goopy mess when you go to whip it... see above statement)
 - For different effects try using various material with unique textures things to wipe or pat the wet stain off.
 - No stain job is complete until the stain is sealed and dried. (the sealant process ensures the long lasting life of your new finish.

To see many of the amazing one of a kind finishes that are being produced daily at Euro Design Build Remodel check out the website listed in the first paragraph, click on portfolio (there are great pics of kitchen cabinetry, bath cabinetry as well as many other projects).

Happy Hollidays from Ed at Euro

Friends,

Happy holidays from me and all of us at Euro Design Build Remodel. I am so grateful to get such a good following or reading of my posts. I really hope some of my experiences here helps others. Tis' the season to be merry and for many the season to remodel their kitchen or dinning area prior to hosting Christmas dinner... We are ready and willing to make this happen if you act fast, though time is counting down fast. Euro takes pride in every project we do and will do our best to meet set deadlines that are agreed upon between client and designer. I have seen over and over again many clients blown away at Euros thorough work ethic and ability to overcome challenges that tend to present themselves throughout th construction process. One client said a week before thanksgiving that she would probably wait to have her bath remodeled till after the Holiday. Euro Design Build remodel renovated her bathroom with time to spare and her thanksgiving dinner was a hit and everyone loved her new bathroom. I can not say enough how surprised I am at how well Melinda Dzinic communicates with her clients and transfers their ideas into profitable renovations. If I had to sum up Euro in a few words I think it would be; Thorough, Unique and timeless elegance. Thanks for Reading.

My Art and Design = ME

I have been an artist as long as I can remember. I never had the toys that the children now a days have. My life was pencil / crayon and paper. This was a great way to keep myself busy as a child and pass the hours between the many homes my family moved to. This hobby quickly turned into a passion as my skill developed into a full out art. My first job ever was at the age of 16. I took all the art I had created over the years and walked into the office of one of the most renound landscape architects in Dallas (David Rolston, Inc). Upon reviewing my drawings, paintings and portraits, he couldnt turn me away. I quickly found my place as a rendering artist for hand drawn architectural designs. Keep in mind this was many years ago prior to the button that would eventually replace me via CADD. I developed a great sence for layout and design and an understanding of the design industry as well as how to meet with these types of clients. After two years of working as an architectural rendering artist for this firm I trained my boss in the program that replaced me. Discouraged and disgruntled I sought a career as a freelance artist and learned what the term "starving artist" really meant. 5 years of this combined with the previous experience in architectural renderings eventually had me painting childrens murals, portrait art as well as custom paintings, prints sold and several private showings. This was a rollercoaster of with many ups and downs. I met Melinda Dzinic (owner of "EURO Design | Build | Remodel" and remodeler / interior designer on top of being a wonderful person) through my 6 year old son (6 at the time), who made a best friend in Her child who he attended school with.
To make a short story even shorter, I started doing contract renderings as soon as she heard of my work with david. My history of self marketing came in handy as well as a marketer for Euro. The elegant architectural designs and remodeling were quite different than the landscape renderings that I had done in the past, in that they had much more depth, detail and a whole new perspective as well new terms to learn for interior design renovations. My specific skill set in capturing exact detail came in very usefull in this custom Euor Design firm. No computer program in the world had the hand carved moldings and aplicays nor the vast array of products that EURO design build and Remodel uses. This perfect fit is where I am today and why I am writing this article. www.eurodesignbuild.com 972-470-0303.
I will have more to come as more develops. I am proud to be part of the amazing euro family and look forward to many more years of great renderings and success as I continue to utilize my skills in Marketing, Web Development and Art.

Eds Blogging about working with Euro Design | Build | Remodel

Readers,

I am Ed Mestyanek, Artist and Marketer for EURO Design Build and Remodel. Melinda Dzinic (Owner and Designer) has an amazing ability to transfer ideas from her clients into elegant functional designs that improve the value of her clients property. I have done contract rendering art for Euro Design for several years and as of October 1st, started full time as part of the Euro family. I have learned so much over the years about everything regarding interior design and remodel from faux finishes, cabinetry, the basics of interior design lay out and practicality. Tips for Saving energy and $$$

Smart Tips for Green Energy Savings

Written by Melinda Dzinic

Melinda Dzinic of Euro Design|Build|Remodel is a testament to the changing tide of remodeling trends and design.  As an industry professional for the past 12 years, Melinda has seen trends go from grand and opulent to streamlined and minimal.  Currently, the informed client is now taking design a step further and insisting on energy efficient products for their home. While you may pay a bit more for green building design, your savings, health benefits, and reduced environmental impacts will justify your increased spending.
Here are a few smart tips for "greening" an existing home with some of the new energy efficient technology:
1.   Energy efficiency measures such as adding insulation, weather-stripping, caulking, etc., are quick energy saving techniques. Although they prevent heat loss, bad air is trapped indoors. Take care of your health and get your HVAC and air ducts cleaned.  Air ducts naturally accumulate sizeable deposits of dust and other contaminants over a period of years and in some cases months. This debris can reduce the efficiency of your heating and air conditioning system and even cause physical discomfort and illness by degrading the quality of air you breathe indoors.
2.    Check all of your home appliances for their energy efficiency ratings.  A refrigerator, washing machine, dryer or dishwasher that are more than 8 years old are not performing at the highest efficiency rating.  If your hot water heater is 9 or more years old, it is time to replace it.  Studies show that most hot water heaters do not last more than 9 years (due to corrosion) and a potential flood can be avoided in your home.  Consider replacing your "tank" water heater with a "tankless" unit.  A tankless unit heats your water instantly and does not store heated water in a tank.
 3.   Window/Door Replacements - Old, worn-out windows or doors are often leaky, which can result in high energy bills during peak heating and cooling months. The glass may be loose (in which case it should be re-glazed) or the seal between the sash and frame may have weakened. The cost of replacing failing windows is often dwarfed by overall household energy costs, but we recommend replacing old single-pane windows with modern windows that feature dual-pane Low-E glass for a substantial energy savings. If your windows are in decent shape but still leak, consider applying new weather stripping. It's easy to install and available at most building supply stores. You can also take advantage of the available tax credits for your window or door replacements.
4.    Paint and Finishes - Make sure to use Low VOC or zero VOC water soluble paints and finishes on walls, doors and cabinets throughout your home.  These paints emit low odors and provide easy clean-up while making your environment a healthier place.
Always use qualified, state-licensed professionals for your home repairs and make sure you check their general liability insurance certificate before work begins.  This includes any type of electrical, plumbing or HVAC repairs or service.

Smart Home Technology

Smart Home Technology – Home Control in the Palm of your Hand

October 13 2011

Written by Melinda Dzinic

Smart Home Technology is no longer the wave of the future…it’s here.  A few years ago, this technology was just for new builds but now works in every home.  Whether you are looking to reduce energy costs, increase comfort, or manage light control solutions, Smart Home Technology products offer the flexibility you need with the energy savings you want.
Lutron’s RadioRA2® is a wireless total home control system that leads the way in technology.  It gives you the ability to adjust the amount of daylight and electric light (using light controls and automated shades) as well as temperature in a single room or throughout your whole house.  The system also turns off standby power to small appliances when they’re not in use.  Most importantly, this system provides you the security of knowing your family is safe at home or away.  This technology allows you the power to transform any space with light with the touch of a button.  Control the light and shade levels in a single room or throughout your whole home using a hand-held remote, wall-mounted keypad or even your iPad®or iPhone®
Think about a typical day in your home…how many times do you find lights left on?  Small appliances left on? Air thermostat not adjusted when you are not at home but too warm when you return?  Imagine having dimmers and controls that are pre-set to run with your lifestyle in mind.  You can have complete control of everything going on in your home.   It is said that a homeowner can save over 40% on electric and heating bills by installing Smart Home Technology.
Today these types of systems are more affordable than ever…not to mention the added energy savings that you will receive. In the future, there will be no homes without Smart Home Technology.  We recently installed this in our own home and encourage this product on all of our remodeling projects.
Give us a call for a special viewing of Lutron’s Smart Home Technology in our showroom.  You’ll wonder why you haven’t made the change sooner!

Euro Design Process

Process

Euro Design|Build|Remodel believes the renovation journey begins with a well-defined design that sets the budget and provides the homeowner an exact vision of how their finished space will look. After starting our business, we quickly realized that most consumers did not have a positive outlook when looking to renovate. We believe we have changed this standard with our clients and are thrilled when embarking on their remodeling journey with Euro. With clear communication and trust as the foundation of all our projects, Euro delivers the results our clients expect.  Here are some frequently asked questions when working with Euro:
 1. What do I do first?
Please contact us via telephone so we can discuss your project goals and articulate how our team will meet and exceed your expectations.  We all work together as a team.  Euro is capable of delivering exactly what you envision.  Through our first conversation I am able to understand beyond words what you are telling me.
2. Do You Take on Any Type of Project?
Our company is not for those who are looking for the lowest bid but for those with discerning taste and a stress-free journey to the end product.  Euro is a custom design firm.  We don't just remodel, we build an investment in your home.  Your home is your most secure investment choice and we don't just recommend…we make sure it fits.  Our projects are so well built and designed that they transition with time.  The dollars your spend becomes an asset that makes you money.
3. Are you Insured?
Yes.  Please let us know if you would like to review our comprehensive policy coverage.
4. Are you licensed?
The state of Texas does not require licensing or certification for general contracting. Euro Design|Build|Remodel is a member of NARI (National Association of Remodeling Industry).  We are pledged to observe high standards of honesty, integrity and responsibility in our conduct of business.  We have also received designations that address the critical services offered by the remodeling industry.  The certifications we hold include: CR - Certified Remodeler; CKBR – Certified Kitchen and Bath Designer;  UDCP – Universal Design Certified Professional;  and Certified Pella Contractor.
5. Do you use Sub Contractors?
Euro mostly uses employed staff members with the exception of our plumber and electrician.
6. Do you help with the design?
We do not take on any projects unless we design them.  Most remodelers are order takers without the vision, talent and integrity.  We do not take your money …..we are investing it in your home.
7. What do I bring to our first appointment?
I tell our clients to create a wish list; bring clippings from magazines, etc.  It is our job to create a vision for you….what your home will look like when the project is completed.  An estimate cannot be created without a vision.
8. How will I know what the project will look like when it is completed?
You will come to our showroom where we have selections of everything you will be needing for your project.  Design boards with color, samples, drawing of your space  are completed ….you will have no doubts about  what your project will look like when it is complete.
9. How long does a remodel typically take?
Based on the vision and budget we create a specific timeline for the project from start to finish.  The time, efficiency and satisfaction of the project is determined by "obtaining" the products before the project is started.  We then have the ability to rectify any product mistakes before we are into the project.  We don't allow any of our projects to stand still for ANY period of time.  Once every product has been checked and prepared, a schedule is put together for the project and updated weekly to reflect the project progress.
10. What are the guarantees?
There are standard guarantees that go with the products which will be reviewed with you.  Our work never ends until a client shows complete excitement and satisfaction.  That is why 90% of our clients are repeat business!!  We go beyond ---long after projects are done.

Euro Design Build Remodel is recognized by many

Dear Friends and Euro Families,

As most of you know, I continually strive to improve myself, and the Euro employees, in order to stay on top of the ever-changing trends and code compliance.  I do this so that we are better prepared to assist you with your next remodeling project, when you decide to make a new investment in your home.

I am proud to announce that I have earned my third designation through NARI (National Association of the Remodeling Industry).  I am now a Certified Remodeler, as well as a Certified Kitchen and Bath Remodeler and a Universal Design Certified Professional.

What does this mean?

These NARI certification programs measure skill and expertise valued not only by other professional remodelers, but by consumers as well.  Highly respected by those who have achieved the designation, the CR program identifies professional remodelers who have undergone comprehensive review and testing in areas of business management, ethical conduct, and technical skills.  In addition, they must also adhere to NARI's strict Standards of Practice and Code of Ethics.  The NARI certification program assesses the knowledge and skills of the remodeler in over 20 remodeling task areas including business methods and practices, building codes and construction law, planning and building site layout, and all trades skills required in remodeling your home.  Attaining this certification requires the candidate to have been working full time in the remodeling field for at least 5 years and passing a comprehensive assessment exam.  Preparation for this exam takes up to 16 weeks of intensive study and self-examination.  In addition, all NARI Certified Professionals are bound to abide by the NARI Code of Ethics and the NARI Standards of Practice.

In addition, the Certified Kitchen and Bath Remodeler provides remodeling services specific to kitchens and bathrooms.  To become a CKBR, candidates must possess skills and knowledge focused on the requirement of materials, layout, and installation of kitchens and bathrooms.

The Universal Design Certified Professional program addresses the trend in our society of the multi-age group family, including children, adults, and grandparents.  The program focuses on the needs associated with aging in place, including thorough study of the integration of universal design principles into design, construction techniques, electrical, plumbing systems, and exterior considerations.  By considering the home and the family as a whole, we are able to make the home functional and comfortable for every member of  the family.

It has been a true honor and pleasure serving you throughout the past years.  I do want you to know that I take every project to heart and work hard to make sure that your dollars are invested wisely.

Respectfully,

Melinda Dzinic, CR, CKBR, UDCP
